The negotiating process can be tricky, as it may involve either an adversarial or a cooperative approach. No one can hear criticism of their house without a defensive reaction.

Negotiating a successful sale of your home requires an environment that sustains the buyer’s interest and trust during the process. The results of a poor agreement may come back to haunt both you as the seller and the buyer after the closing.

It is important to preserve a good the relationship between the parties. Our goal is not to reach an impasse in which neither your needs nor buyer’s needs are met. A positive attitude toward the buyer can be effective in solidifying their interest in your home. The negotiation process usually begins with some degree of distrust between buyer and seller. The goal is to move in the direction of trust as quickly as possible.

Fortunately, most people are fair minded and reasonable. They respond well to respectful treatment and to having their concerns heard. It is valuable to develop trust because trust raises the level of cooperation and forwards the negotiation.

In addition to price, you may have other needs, and we’ll  need to establish your  “must haves” and “nice to haves”.

As we prepare to negotiate the sale of your home, we’ll discuss what you’d like to achieve as letting the buyer know what you need clearly is the first step towards getting it.

For most people, price is  given the most attention. We must evaluate the buyer’s offer in light of a market analysis, marketing time and buyer responses. This will give us an indication of what a reasonable offer should be. In addition to price, you may have other needs, and we’ll  need to establish your  “must haves” and “nice to haves”.
